If you've been watching the Blossom Valley real estate market, spring 2026 is shaping up to be an exciting season. Here's what buyers and sellers need to know right now.
What Homes Are Selling For
Single-family homes in Blossom Valley are currently selling at a median price of $1,650,000 — roughly $200,000 below San Jose's citywide average, making this one of the more accessible neighborhoods in the area. Condos and townhomes offer an even more affordable entry point at around $535,000 to $710,000.
Despite a slight year-over-year dip in home values (about 4%), well-priced homes are still selling above asking price — at roughly 103.8% of list price for single-family homes.
How Fast Are Homes Selling?
Speed is the story this spring. Single-family homes in Blossom Valley are going under contract in just 9 days on average. That's a dramatic acceleration from earlier this year. Condos move at a more relaxed pace — around 32 days on market — giving buyers more time to make decisions.
February 2026 saw a surge in activity: 27 single-family homes sold (up 80% from January) and 36 are currently pending. If you're a buyer, be ready to move quickly.
Why Blossom Valley?
This neighborhood continues to attract buyers for several compelling reasons:
- Location: Easy access to Highways 85 and 87, plus proximity to Apple, Google, Netflix, and Adobe offices
- Schools: Santa Teresa High School has been climbing rapidly in California rankings
- Outdoor living: Martial Cottle Park (280 acres), Almaden Quicksilver trails, and Almaden Lake are all nearby
- Community: One of San Jose's most walkable, dog-friendly neighborhoods with sweeping views of the Santa Teresa Foothills
- Value: Homes priced below San Jose averages while offering a strong quality of life
The Bottom Line
For sellers: It's still a seller's market for single-family homes. With demand outpacing supply and homes selling above asking in under two weeks, spring 2026 is an excellent time to list — especially if your home is well-maintained and priced right.
For buyers: Competition is fierce for houses, but the condo market offers more breathing room. Inventory is up 37% year-over-year for single-family homes, so there are more options than last year — but you'll need to be decisive.
